Late Payments, Collections, Cancellations and RefundsHow do I cancel my housing contract if I WILL NOT be attending/returning to NIU?If you will no longer be attending NIU, and you DID sign a Leasing Agreement you will need to immediately notify the Chapter Prior ( This e-mail address is being protected from spambots. As it is nearly impossible to sublet your room, in many cases, you may be held responsible for the full payment of your annual/semester contractual amount. It is important to note that your housing contract cannot be unilaterally canceled and once signed is a legally binding document. While every effort will be made to work with you and your situation, be advised that a key component in the process will be the individuals early and consistent communication with the chapter. Only the Chapter Exchequer, in cooperation with the Landlord, is authorized to negotiate the terms of your housing contract. No decision shall be deemed official until it has been communicated, in writing, and certified with the signatures of both authorized officials. No other officer or member of the undergraduate chapter is authorized to represent the Landlord or the behalf of the chapter in dealing with the terms stipulated in the housing contract. What if I am having trouble paying my rent or dues?We will strive to work with our members and residents. Good communication, especially on the part of the member, is critical to this process. We strongly suggest that all communication is set to writing so that the instance of miss-communication is limited. Here are some expectations of what to do and when. 1) If you HAVE moved into the chapter house and/or executed your housing contract, you must contact the Landlord ( This e-mail address is being protected from spambots. You need JavaScript enabled to view it ) to discuss your options and/or make payment arrangements. Every reasonable effort will be made to work with you to help resolve your personal situation. It will be our primary goal to insure the best possible outcome for both you and the chapter. 2) In the unfortunate situation where you were not able to meet payment deadlines and could not make adequate payment arrangements with chapter and/or the Landlord, your balance may be turned over to either the Chapters' billing and payment processing provider for collection action or our legal adviser for collection. Significant additional charges (Collection fees, filing costs, notice costs, and attorney's fees, etc.) may be added to your balance if the chapter is forced to take this course of action. While we will make every reasonable effort to avoid this action, if adequate responsibility to a members legitimate debt is denied, refused, or avoided by a member, the chapter will be forced to protect its interests by enforcement action.
